Climate Control Systems and Service was contracted to conduct an HVAC analysis for the heating system on an existing building that is approximately 177,600 square feet. The facility consists of 71,736 square feet of off space and 105,864 square feet of warehouse. The existing heating system consisted of three steam boilers estimated to be operating at 60% efficiency. The warehouse spaces were heated with steam unit heaters. 39,600 square feet of office space had recently undergone a renovation utilizing a VAV air-handling system with low temperature hydronic heating coils served by the steam plant via a shell and tube heat exchanger and redundant variable speed pumps. The remaining office space were served with a mixture of multizone air-handlers and 80% efficient gas fired furnaces.
After months of energy modeling it was determined that a heating renovation would result in $57,100/year reduction in operating costs.
Scope of Renovation
– Replace steam boilers with 96% efficient condensing hydronic boilers
– Provide redundant boilers
– Implement outdoor air reset schedules for the hydronic boilers
– Replace steam coils in existing multizone air handlers with low temperature heating coils.
Dedicate new hydronic loop to new low temp coils.
– Connect existing VAV system to new boiler plant
– Replace warehouse unit heaters with gas fired condensing infrared heating system
– Provide destratification fans in warehouse areas
– Replace 80% efficient furnaces with 96% condensing gas fired furnaces
– Add 13 SEER air conditioning to spaces served by gas furnaces

-Provide redundant variable speed pumps to serve new hydronic loop.
-Provide primary, secondary hydronic loops to allow for multiple temperature loops to operate from a single boiler plant.
The client awarded Climate Control Systems and Service the contract.
